The Day – Completely Renovated Ledyard

As a place to live, Ledyard has a convincing value proposition, according to Realtor Nancy McGuin, William Raveis Real Estate’s listing agent for 1 Wolf Raveis Gap in Ledyard – listed for sale, asking price of $520,000.

“You can definitely get more land,” McGuinn noted. She also pointed to a location that puts residents within 15 minutes of major employers in the area, such as General Dynamics/Electric Boat, Pfizer and Naval Submarine Base Groton.

“The Ledyard has great schools. There are wineries and lakes, and you’re very close to Rhode Island, which is a great place to have lunch or see the beaches. It’s a nice little community, where you can have privacy and your kids can play in the backyard.”

Built in 1996, the three-bedroom colonial building at 1 Wolf Ridge Gap is part of a cul-de-sac, with 0.93 acres and a deep backyard.

The seller acquired the property in 2011, when the home was in foreclosure and in need of some “TLC.”

She finished the basement first, which provided her family a safe place while the rest of the house was being renovated.

She added custom cabinets in an espresso finish, with smooth-closing drawers. She built a “peninsula” by extending the counter space at a soft angle, so that no foot traffic in and out of the kitchen would get in the way in that direction. These clever little details create the perfect spot for casual dining, homework sessions, or as a serving area for parties.

“It’s also where her family spends about 90% of the time”—the heart or centerpiece of the home, as the saying goes, McGowen said.

Throughout the 2,704-square-foot interior—excluding the bathrooms—the seller added new hardwood floors made of maple and a lighter finish for a brighter aesthetic. New crown moldings added and new windows installed. All bathrooms were renovated in 2016.

“I can’t tell you how much I love all the bathrooms,” McGowen said. “The powder room on the first floor is very nice, simple but very elegant. Two years ago, the interiors were freshly painted. “This house is always clean,” she added.

McGuinn praised her client’s eye for design, “and she can bring beauty out of anything.”
