A former Sunkist headquarters in Sherman Oaks has been converted into creative offices and now plans to be surrounded by a mixed-use development of 249 apartments.
IMT Residential, based in Sherman Oaks, has completed excavation of the site at 14130 Riverside Dr. It will build two U-shaped condominiums, a grocery store with retail and a parking garage around the renovated headquarters, Urbanize Los Angeles reports.
The San Fernando Valley project is expected to take 33 months, and is expected to be completed in 2025.
The 8.5-acre site on the southeast corner of Hazeltine Avenue and Riverside Drive off Highway 101 was once home to Sunkist Growers Cooperative, which built its Brutalist-style headquarters in 1970. IMT purchased the property in 2013, after moving Sunkist to Valencia.
The 146,510-square-foot building, designed by AC Martin, resembles an inverted pyramid with recessed windows. It’s a “concrete symphony,” according to the Los Angeles Conservation Organization.
The former four-storey residence has been restored and is being rented to creative offices east of Fashion Square Shopping Centre.
Plans for the mixed-use complex, designed by Chinatown-based Johnson Fine, include two four- and five-story buildings with 249 units, 25 of which will be allocated to middle-income families.
Citrus Commons, clad in white stucco with wood paneling, will include studio, one- and two-bedroom apartments ranging in size from 530 to 1,240 square feet, according to its website. It will include a fitness center and swimming pool.
The Riverside Drive-facing apartments feature 27,000 square feet of shops and restaurants on the ground floor, anchored by a 15,000 square foot grocery store. The rental market may have been pre-purchased by Trader Joe’s, now located in a narrow shopping mall across the street.
A parking garage and rooftop parking will serve 1,141 vehicles.
The project, designed by downtown Duane Border Design, will include 3.5 acres of walking trails and a small park connected to the Los Angeles River.
IMT Residential, founded in 1992, has a portfolio of 17,000 apartments in nine states. Its Sherman Oaks projects include Via Avanti, a proposed mixed-use development of 325 apartments and 44,000 square feet of shops and restaurants on Sepulveda Boulevard and Camarillo Street.
