Belmont Housing prepares to start reusing homeopathic hospital buildings in Gates Circle | local business

The region’s largest provider of affordable housing is hoping to secure government funding to redevelop $33 million of the former homeopathy buildings at Millard Fillmore Gates Circle Hospital into 80 multifamily housing units after obtaining city approval for the plan.

Belmont Housing Resources for WNY plans to redevelop the three northernmost buildings still from the former hospital, which closed a decade ago and was acquired by TM Montante Development.

The nonprofit developer will renovate 103,593 square feet of buildings on 630 Linwood Ave. and adding apartments on five floors with its exterior restored according to historical preservation standards.

The buildings – technically the east, north and west wings – are sandwiched between Linwood and Lafayette Roads and the new Lafayette Connector constructed adjacent to the new Canterbury Woods development.

Plans include 10 studio apartments, 39 one-bedroom units, three two-bedroom apartments, and eight three-bedroom units in the three buildings, each ranging in size from 507 to 1,020 square feet. The first and second floors will have 17 apartments each, the second and third floors will have 20 apartments each, and the fourth floor will have only six. Twelve will be allocated to people with reduced mobility, hearing or sight.

“This is a really exciting opportunity to provide affordable, integrated family housing,” said Brad Packard, Belmont Housing Development Director. “It really speaks to the city’s mission to create economically diversified neighborhoods, and given the current environment we find ourselves in with high inflation and a challenging housing market, this is a timely endeavor.”

“Belmont is an amazing partner, and their vision for the project is something we are really excited about,” said Christian Campos, President of TM Montanti. “Our goal was to do a comprehensive project that would connect neighborhoods and bring in a variety of housing.”

This month, Belmont will apply for HOME funds from the Buffalo Urban Renewal Agency, which it hopes to receive within 60 days.

If successful, an application will be made by the end of the year for low-income housing tax credits from New York State Homes and Community Renewal and a permanent loan from the State Housing Trust Fund Corp. Those decisions will be made by March or April of next year, with the 16-month construction project beginning by Montante Construction in the late fall or winter of 2023.
